The plot is not covered by the local zoning plan. In a study of the conditions and directions of spatial development, the plot is planned to be under a residential area of a single family, continuous or dispersed. The General Plan provides for a multi-purpose zone in this area with a single-family housing building 196SJ – the area of building completion. On 7 August 2023, a decision was issued on the construction and development conditions of the area consisting of the construction of three single-family housing buildings along with the internal road. The index of the size of the new building site to the investment area was only set to 9.4%, therefore it is recommended for the new investor to apply for a new WZ with a higher index, as did the buyer of the plot 91/31, which was sold.
